What Happens After the Police Leave? A Metro Atlanta Landlord's Guide to Insurance, Liability, and This Month's Tax Deadlines

No landlord expects the call that changes everything. But metro Atlanta investors from Fayetteville to Newnan to McDonough are running properties in an environment where insurance is tightening, tax assessments just hit mailboxes, and liability exposure is easier to trip into than most owners realize.

Here are five numbers every investor in Fulton, Fayette, Coweta, Henry, Clayton, and Troup counties should know right now, plus the roadmap for handling a worst-case scenario at your rental property.

1. $3,000 to $25,000: The Cost of Biohazard Cleanup

Professional biohazard cleanup after a crime, trauma, or unattended death at a rental property typically runs $3,000 to $5,000 for most residential jobs, but severe contamination can exceed $25,000. Crime scene cleanup crews bill $400 to $600 per hour. Most homeowners and landlord policies cover this, but only if you know to file the claim immediately and document everything before it's touched.

2. $1,081 a Year, and Climbing

That's the average Georgia landlord insurance premium for a standard single-family rental in 2026 (some carriers report medians as high as $1,433), and many owners are seeing double-digit increases even with zero claims. Insurance can quietly erase $100 to $300 a month per property. There is one piece of good news: starting January 1, 2026, Georgia's SB 35 requires insurers to give landlords 60 days' written notice, up from 30, before canceling or non-renewing a policy, so you have more runway to shop the market.

3. Two Code Sections That Decide Your Liability

Georgia Code §44-7-13 and §44-7-14 govern landlord premises liability. Courts apply a foreseeability standard: if a similar crime happened on your property before and you didn't respond with reasonable security such as lighting, locks, or cameras, you can be held liable for what happens next. Your tenants are watching how you respond to the last incident, whether they say so or not.

4. Check Your Mailbox This Week

2026 property tax assessment notices are already out across the south metro. Coweta County mailed notices June 19 with millage rate adoption set for August 25. Fayette County mailed notices June 23. Clayton County mailed notices June 30, and that appeal deadline is August 14. If you own in these counties and think your new valuation is off, the window to appeal is closing fast, not next quarter.

5. Three to Six Weeks: The Real Eviction Timeline

That's the realistic timeline to remove a problem tenant in Georgia, start to finish. After a required 3-day cure notice, you file a dispossessory affidavit for $60 to $75 in most counties, the tenant has 7 days to answer, and even an uncontested case still runs several weeks. Know this timeline before a crisis, not during one.
